Property Engineers are…

  • Our largest in-house labor pool: we have them in every market we operate.
  • Critical to American Avenue’s success: Property Engineers are both the quickest and most economical way to solve maintenance tickets.
  • Exceptionally talented and trained: Property Engineers must be capable of completing a wide array of tasks: they service resident inbounds, complete rent ready checks, meet with HUD inspectors, assist on set outs, etc.

We believe people managers bring out the best in their teams. Maintenance Managers ensure each and every Property Engineer is rigorously vetted before they are hired. Once hired, Maintenance Managers invest deeply in enablement. Whether training Property Engineers how to complete various tasks, shadowing Property Engineers for performance evaluation, or proposing process changes that make each Property Engineer’s day more effective, Maintenance Managers excel at bringing the most out of their teams.

Your Mandate

  1. Hiring: You will relentlessly recruit, interview and make hiring decisions for every member of your team.

  1. Training & Coaching: You will identify gaps that stifle team member performance, and work with those individuals to improve their outcomes.

  1. Regular Evaluation: You will regularly ride along with your Property Engineers on work orders to understand how they perform. You will use the observations you make on these ride alongs, composited with copious amounts of data, to maintain a real time picture of the aggregate performance of your team and individual performance of each individual.

  1. Critical Work: Emergencies happen. When they do, you will work closer with Dispatchers and American Avenue’s Renovation experts to quickly identify the most expedient path to solve the emergency. When Property Engineers are deemed the best path, you will lead the charge to ensure emergencies are resolved in a timely manner.

As a Maintenance Manager, you will have data needs that help guide where you spend your time, and American Avenue will provide you counterparts to ensure that data is at your fingertips. On the flip side, you will be responsible for critical performance indicators that we expect you to drive positively.

  1. Yield Per Home: we believe in collective success. The team you represent is responsible for maintaining homes in a region. All leads in the region share Yield Per Home as a collective goal you are intended to strategize with your strategic partners to achieve.

  1. Resident Satisfaction: great Property Engineers solve problems the first time. During the process they proactively communicate with residents, and while they are on site they remain respectful and courteous. As the team’s manager, your responsible for ensure every Property Engineer aspires to provide the industry-leading service experience American Ave aspires to offer.

  1. Property Engineer Productivity: How much work can each Property Engineer on your team complete in a given week?

  1. Property Engineer Kick Out Rate: How much work does each Property Engineer encounter that they are unable to complete themselves?

Basic Qualifications

  • A strong background in construction, renovation, or maintenance: 7+ years of renovation, turn, or maintenance experience.
  • A strong background of people management: 5+ years of experience managing a team of no less than 5 individual contributors.
  • Hands on experience: 5+ years of experience directly working on homes as a handyman, general contractor, project manager, or equivalent.
  • A problem solver’s mindset: by the time your phone rings, you’re already in execution mode.
  • A hands-on approach to life: you’re always on your feet and on the road. You have no concern traveling 80% of each week. You spend your days getting eyes on as many property engineers as possible.
  • A coach-first mentality: you spend your time thinking through how to get your messages across and are impassioned by seeing others learn from you.
  • Thinker of a greater tomorrow: Work side by side in creating new tech/tools to truly set the field up for success (desire to build)
